Marketing your home in this day and age of extreme technology is key when putting your home up for sale. Home buyers are patrolling sites like Zillow and Trulia daily looking for their dream home, and if they have a Realtor or agent they have access to our database as well. One of the worst things your agent can do to your listing is BAD PICTURES. It is baffling the number of marketing photos we have come across this year taken by a Realtor themselves with blurry images, the person holding the camera showing in the mirror, and terrible angles. These things don’t sell a home. So many times in this profession, we enter into a “seller’s market” and agents get lazy with the mentality that the home will sell itself. Please make sure that your agent is working for YOU!
This blurry photo was used to market an over $800,000 home in Littleton. Needless to say the price was reduced by $50,000 before it went under contract with a buyer.
The poor lighting in this photo makes the room look small and undesirable. This is a an active listing that has been on the market for nearly 2 months, still waiting for a family to fill the home.
The flash of the camera is glaring in the shower doors on this photo. The home sold for $15,000 less than the asking price which was originally less than $100,000 to begin with.
