Many Boomerang Buyers, or those that suffered the loss of their home during the foreclosure crisis, aren’t aware that you can be eligible to purchase again after as little as one year after the loss of your home or bankruptcy.

FHA generally requires 3 years after your foreclosure or short sale to be eligible for an FHA insured loan, there are new FHA Programs that allow eligibility to some buyers after just one year but they have higher insurance and interest rates.  You can qualify for a new VA loan in just 2 years after your short sale or foreclosure.  There are Conventional Loan programs that you may qualify for immediately after your bankruptcy is discharged, or your foreclosure has sold.

FHA to Reduce Required Mortgage Insurance Premiums

It was announced that effective January 26, 2015 the FHA required mortgage insurance premiums will be reduced by about a half percent on all new FHA loans.  This change will open home ownership to an estimated 2 million American’s that currently cannot qualify for a home loan.  This rate change is only available on FHA loans with a case number issued on or after January 26th.  If you are currently purchasing a home through an FHA loan and are scheduled to close after January 26th, ask your lender to restart your case number and you may be eligible to take advantage of the new lower MIP rates as well.

According to the chart above all new FHA loans, with a term longer than 15 years, will be reduced by a half (.05%) percent.  For example: a home owner with a $200,000 mortgage with a loan to value (LTV) higher than 95% is currently paying a 1.35% premium equal to approximately $2,700 annually.  With the new FHA premiums this same homeowner will pay a 0.80% rate dropping their annual premium to a mere $1,000.

FHA Mortgage Payoff Changes 2015!!!

On January 21st of 2015 the new FHA guidelines go into effect regarding pay off per diem for all current FHA loan holders.  FHA currently receives the full month of interest when your loan is paid off no matter what day of that month it is paid in full and satisfied.  So basically, if you pay your FHA mortgage off on July 15th, the mortgage company receives the same amount of interest for the month of July as it would have if you paid the loan in full on July 31st.

Beginning on January 21st and thereafter, the loan and payoff will only have interest calculated through the payment date and no longer through the last day of the month.  Any loans originally closed on or before January 20th 2015 will have to follow old guidelines as these changes only effect NEW FHA loans.
