Considering a move?  Are you thinking of buying a new home?  There is SO much that goes into purchasing a new home whether you are a first time home buyer or purchasing your 5th home.  Purchasing a new home should be the most exciting time in your life, but it is often stressful as well.  A good Realtor or real estate agent will make themselves available to you for advice outside of just your “Purchase Contract” and will be invested in helping you arrive to your ideal situation.

Know What You Can Afford

Figuring out what you qualify for regarding your monthly mortgage payment is a vital first step toward buying your new home, but much more needs to go into this piece of the puzzle beyond the black and white monthly payment number your mortgage lender prescribes.  Often the amount your lender says you can afford and the amount you are truly comfortable paying on a monthly basis can vary.  We encourage you to create a fairly detailed budget of your monthly expenses by subtracting all of your monthly expenses from your take home pay while leaving out any current rent or mortgage payments you may have.

FUN FACTS ABOUT THE 4TH OF JULY

fireworksHere are a few fun and interesting facts surrounding the 4th of July that I’ll bet most Americans weren’t aware of, I have to admit I learned more than a thing or 2.

 

1. Our great nation’s true date of independence should actually be considered July 2nd.  According to a letter written by John Adams to his Abigail on July 3rd, he notates that July 2nd will go down in history as the day celebrating our independence with parades and bells ringing.  Congress ruled in favor of our independence on July 2nd, but it was not officially accepted or recognized until 2 days later on July 4th.

2. We also share our celebration of independence on July 4th with Rowanda and the Philippines.  July 4th of 1994 marks the end of Genocide in Rowanda and the birth of their new government, known as Liberation Day.  On July 4th of 1946 the Philippines were recognized as an independent state, although their true independence day is June 12th “Republic Day” on July 4th is still highly celebrated in the Philippines.

3. Each 4th of July American’s consume 155 Million Hot Dogs.  On July 4th in 1776 John Adams and his wife Abigail feasted on turtle soup, poached salmon and egg sauce, green peas and boiled potatoes in jackets.

Homebuilding in Aurora could become cheaper

The cost to build a home in Aurora could drop if the city council gives final approval to charging less for connections to the water system, the Aurora Sentinel reports.

The city council has given preliminary approval to reducing tap fees by about $8,000. The measure comes up for a final vote on Sept. 30.

Homebuilders pay $24,460 under the current system to connect a single-family home to the city’s water system. The revised fee favored by the city council takes into account the size of a home and considers projected water usage.

The tap fee for a three- or four-bathroom, single-family home on a 8,000-square-foot lot would be $16,428 beginning Nov. 16 if the measure is passed. The fee would be cut by another $1,000 if the front yard is xeriscaped.
