Many Boomerang Buyers, or those that suffered the loss of their home during the foreclosure crisis, aren’t aware that you can be eligible to purchase again after as little as one year after the loss of your home or bankruptcy.

FHA generally requires 3 years after your foreclosure or short sale to be eligible for an FHA insured loan, there are new FHA Programs that allow eligibility to some buyers after just one year but they have higher insurance and interest rates.  You can qualify for a new VA loan in just 2 years after your short sale or foreclosure.  There are Conventional Loan programs that you may qualify for immediately after your bankruptcy is discharged, or your foreclosure has sold.

Home Sale Prices Continue to Sky Rocket in Aurora, CO!

Home values continue to rise all around the Denver metro area.  With inventories at record lows and buyers searching in masses despite the Winter weather we are currently experiencing a “seller‘s market” to remember.  As we bring February 2015 to a close home values are up over 16% from the beginning of 2014 in January with the average home in Southeast Aurora now selling for an astonishing $297,500.

 

The market closed out January 2014 with 138 new listings in Southeast Aurora, yet last month we experienced record inventory lows closing out January 2015 with a mere 80 new listings dropping inventories by 42%.  But what does all of this mean?

 

Sellers are finding their homes receiving multiple offers after just days on the market, each offer and buyer bringing it’s own attractive qualities such as a cash buyer to waiving inspection rights up front and even closing time frames to meet the seller‘s needs.

 

Of The Storck Team’s last 3 listings for sale one seller received 7 offers, one of which was for $10,000 over asking price.  Another seller received 4 offers one of them being a cash buyer whom waived their appraisal entirely.  Our most recent listing received 5 offers with one being $3000 over asking price and just a 25 day closing deadline.
